Why your online home estimate isn’t your list price

Automated estimates are a starting point. A local pricing conversation is where the real number comes from.

The problem: Sellers see an online estimate, list there, and then sit, or leave money on the table.
The fix: Use online estimates as a starting point, then get a local agent’s comparative market analysis before you set a price.

Why are online home value estimates often wrong?

Automated estimates rely on public records and nearby sales. They can’t see your renovation, your view, your layout, or the condition of the house down the street.

They’re most reliable in neighborhoods full of similar homes and least reliable for unique or rural properties.

How does an agent price a home?

By studying recent comparable sales, current competition, and homes that didn’t sell, then adjusting for condition and features. Walking through the home matters.

APRE agents will come see your home. Request a valuation.

Should I price high and come down?

Usually not. Your first weeks on the market get the most attention. Overpricing can mean reductions later and a home that looks stale.

Price where today’s buyers see value, and present the home well from day one.
